Q2 2022 - State of the Market Mega-Thread - Inflation and Ratepalooza edition

Observations, rants, theories, speculation on future market movement, experiences, offer heartbreak, buyer fatigue, seller drama, mortgage drama, appraisal drama, anecdotes, new construction builder shenanigans, rate predictions, frustration with seller listing price strategy, crystal balls, and so on, that you may not feel warrant their own threads, but you want to get it off your chest. Individual threads of that nature, that are repetitive (the 1000th thread consisting of "omg the market is hot and rates are high!!", for example, doesn't warrant it's own thread if that's all the OP is) may be merged into here, too. Request/PSA: Please do not delete your post/thread after your question has been answered!

Hello! If you have a question, make a thread, and then get a bunch of responses, answers, discussions happen back and forth, information is shared, and so on, please do not delete that thread after you've found your answer. It's rude! And here's why: Doing that makes the discussion invisible, de-indexes it from various search functions (the reddit search function, google, bing, and so on), and then those answers you found, that were so helpful to you, become invisible to others that don't create their own threads when they have questions, and rely instead on searching for the threads/questions/answers of… [...]

Dropped PMI and it wasn't that hard

So I know this might be a unique situation but I just wanted to share- In 2019 we bought a home with a conventional loan and only had 5% for dp. Since purchasing our home, our loan was sold to different servicers... More recently to a local credit union. With the recent environment in the housing market, our home was predicted to have increased in value by more than 20%... I based this on Zillow and validated by comparing what similar homes in my neighborhood were being sold for. Over the last year I started lurking on this subreddit to… [...]

    Was the listing agent lying?…

Was interested in viewing a place 2 weeks ago. Before going to view it…my agent gave me the heads up that the sellers agent told him they already had multiple strong offers and that they were choosing later that day. Hearing this I did not bother making an offer because it was already at the top of my budget. Even though the property checked all my boxes… I was tired of getting in bidding wars. I went on Zillow a few days later and noticed not only was it not pending… but they DECREASED the price by 15,000$ ?? It… [...]
