Q2 2022 - State of the Market Mega-Thread - Inflation and Ratepalooza edition

Observations, rants, theories, speculation on future market movement, experiences, offer heartbreak, buyer fatigue, seller drama, mortgage drama, appraisal drama, anecdotes, new construction builder shenanigans, rate predictions, frustration with seller listing price strategy, crystal balls, and so on, that you may not feel warrant their own threads, but you want to get it off your chest. Individual threads of that nature, that are repetitive (the 1000th thread consisting of "omg the market is hot and rates are high!!", for example, doesn't warrant it's own thread if that's all the OP is) may be merged into here, too. Rising rates may help cash buyers but the US housing market is on a permanent unaffordable for most trajectory in the long term

April continued the record setting white hot real estate market reaching all time highs in median sale prices and home sold at a new record pace. While rising interest rates have perhaps cooled the market from white hot to red hot according to anecdotal reports of inventory increase they are still not even remotely close to pre-covid levels. People seem to be overly optimist about modest increases in inventory due to decreased affordability driven by artificially high interest rates. Rising rates may allow a temporary benefit to cash buyers who can sidestep these rates, they serve to eliminate their competition… [...]

What current home design/architecture trend will look dated very quickly?

I think it’s tray ceilings. The first few times I saw them, I thought they were a nice unique feature. Now I’m seeing them everywhere, some people are painting them bright contrasting tones which (to me) is too much. I’ve even seen triple tray ceilings. What a waste of space! I few like they will quickly go out of style, like those two story entryways, block stucco or rounded windows. submitted by /u/HeatherAnne1975 [link] [comments] [...]

Do we make an offer on a house with a crummy asbestos roof?

First time home buyers considering making an offer on an old home with asbestos shingles that definitely need replaced (as in, actively falling off). Is a proper abatement and replacement going to cost us big $$$? The home is going to need a significant amount of elbow grease inside too and our budget isn’t big so we are hesitant to bite off more than we can chew. Our gut impulse is that asbestos is sketchy even when removed professionally and would normally be a pass but the house has potential… honestly any house in our price range right now is… [...]
